As investor-operators, we run every operation end to end. From identifying an asset to exiting it, the process follows seven structured steps: sourcing, due diligence, legal structuring and works management are handled in-house, with an active asset management approach.
Our deal flow comes from a professional network built across the Valencia region: notaries, lawyers, off-market agents and local partners. This privileged access lets us review properties before they reach the market, and select those whose discount is structural rather than cyclical.
Every file undergoes legal due diligence (titles, encumbrances, planning compliance), technical due diligence (structural condition, energy compliance, works feasibility) and financial due diligence (cash-flow modelling, sensitivity, exit scenarios). Over 90% of the files we receive do not pass this stage.
Once due diligence is complete, we structure the acquisition through the investment vehicle best suited to the project and its holding structure: a dedicated operating company, the group holding or its property company, working with our Spanish legal and tax advisers. This stage covers final negotiation, securing conditions precedent and signing before a notary.
Each acquired asset goes through a dedicated design phase: architectural programme, layout plans, heritage and energy constraints. The goal is not cosmetic renovation but a change of use and higher value per square metre.
Works are managed directly, without delegating the coordination of trades. Schedule, budget, quality and regulatory compliance (Licencia de obras, CTE and RITE standards) are tracked weekly.
Once the asset is delivered, we activate its operating strategy: mid-term letting, direct operation of optimised private or public car parks, or sale. Every strategy is documented and measured.
Depending on the initial strategy and market conditions at delivery, the exit can take three forms: sale to a private buyer after renovation, sale to an investor (en bloc or by unit), or long-term holding and operation. The horizon is set upfront and reassessed for every operation.
Whatever the asset type — value-add residential, mid-term rental, property optimisation — the method stays the same. Seven steps, one execution discipline.
